Lyfe at Midtown

Breath of fresh air

Reno’s S3 Development Company begins sales on Lyfe at Midtown and Sinclair Bungalows––six townhomes, three bungalows and two original Victorian homes at Stewart and Sinclair Street on the north edge of the vibrant Midtown District.

These long-awaited chic, modern designs incorporate spacious decks and large rooftop living / entertaining areas in collaboration with an urban, contemporary interior. Gathering spaces were envisioned to create a dual indoor/outdoor lifestyle within a micro-community.

“New residential areas are needed in the ever demanding Midtown District,” said Blake Smith of S3 Development Co. “These homes will be a breath of fresh air amongst the older structures and will be an additional step towards discovering Reno’s new identity, Reno’s really never seen anything like this before.”

Reno Midtown’s Marmot Properties will be the listing agents for S3 Development Co. to offer sales on these brand new homes. Marmot has been recognized as a key player within Midtown for redeveloping the city’s center-including some of the homes surrounding the new construction site. With a strong focus in midtown, the company has gathered a sales team with experience in new and modern home sales while being a part of the evolution in Reno’s development.

“Marmot knows Midtown,” said Bryan T. Raydon of Marmot Properties. “Being deeply involved in Midtown Reno’s resurgence, we couldn't be prouder to be the brokerage representing S3 Development on this exciting project.”

The lofts and bungalows come fully landscaped, fully fenced and designed for low-maintenance living ranging in size of 1,544-square-feet to 1,995-square-feet. Each unit includes an outdoor living covered rooftop deck, and all units include parking and garages. Stylish interior finishes blend with striking exterior designs to achieve an ideal outdoor/indoor lifestyle in a vibrant micro-community.

These structures are bringing similar architecture from big cities like San Francisco and Portland, to the heart of Reno. This concept hasn’t been developed here yet and will provide a cutting-edge approach to living in Reno. In addition to the diverse amenities, owners will not need to pay a monthly homeowners association fee.

“These homes are situated in walking distance from restaurants, bars and retail spaces,” said Smith. “It’s the perfect home for entertaining in the city or choosing to bask in the hustle and bustle of downtown.”

Architect Mike McGonagle with MAC Associates, Inc. designed Lyfe at Midtown and Sinclair Bungalows. The homes were built by Troy and Travis Means of Homecrafters.

Smith, a longtime visionary developer in Reno, focuses a lot of his current work on the renaissance of downtown and Midtown neighborhoods, along with residential communities and apartments in both Reno and Sparks.
